Celebrities are choosing Airbnb over five-star hotels. Give your property the best chance to be one of them.

Coachella, the world’s most fashionable music festival, took place over the last few weekends in April, and headliner Lady GaGa chose an Airbnb listing (above) for her luxe festival accommodation. The online hospitality service allows everyday individuals to offer their homes for short-term accommodation, and has found success in the Australian market.

Celebrities like Wiz Khalifa, Beyonce, Gwyneth Paltrow, Mariah Carey and supermodel Karlie Kloss have all chosen spectacular Airbnb rentals over traditional five star hotels for holidays, birthdays and long weekends away. If you’ve been contemplating the possibility of putting your home on the Airbnb market, there’s no better time than right now. We’ve put together some suggestions on how to style your property to get the most out your Airbnb listing, and maybe even attract some celebrity stayers.

Consider Colour

The colour scheme of your listing can make or break the property. Chose a palette and stick to it, whether that be Scandi-inspired with white walls and floorboards or a neutral coastal theme, choose a palette of complimentary colours and stick to them. Keep in mind that colour can affect mood and emotion, so when you pick a colour scheme, think about what mood you are trying to create. Do you want it to appear cosy, modern, industrial? Select colours that create that feeling accordingly.

Talk with texture

Utilising a variety of textures throughout your property can make it feel more high-end and luxe. Think about using cotton, linen, velvet accents, throws and cushions in knits to create a welcoming, cosy atmosphere. Try to keep these additions within your chosen colour palette, and be sure not to cover every surface with soft furnishings. The goal is to create a welcoming space, not a cluttered or overwhelming one.

Personality, Not personal

When accessorising your listing try think personality, not personal. Too many personal photos of your family, pets or other similar such things could make your guest feel uncomfortable. Try to communicate the personality of the space through art prints, flowers, books on shelves and music on display. Decorating your space with statement pieces such as art, lighting or accessories doesn’t need to be expensive. Choose one or two eye-catching items that really embody the overall theme of the property for each room, to add a little wow factor. Keep in mind not every surface needs to be styled, but strategically selected locations throughout the house can add a ‘designer’ element to an otherwise residential property.

Clean clutter

The last thing anyone wants to see when researching Airbnb listings is a cluttered or disorganised space. Invest in smart organisation and storage options throughout the listed property so bits and pieces can be hidden away quickly and easily. This goes for furnishing a space as well; be sure to allow enough room between furniture for each item to ‘breath’. This creates a calm, spacious environment that is inviting to walk into, rather than stressful with clusters of furniture or knick-knacks hanging around.

Mood lighting

Lighting can really change the mood of a room. Make the most of any natural light that spills into the property, and offer different kinds of lighting for evening, such as candles, lamps and overhead lighting

A Picture Speaks A Thousand Words

Photographs for an Airbnb listings are extremely important, so try to take your time to get the shots right or hire a professional. Be sure to capture styled elements, day and night time shots to illuminate the different settings and values of each, and think about how you might use the spaces you are photographing. For example, you could set up a cook book in the kitchen, some baskets and towels in the entryway of a beachside listing, or candles and flowers in a living area.
