BnbBooking – Terms & Conditions / Booking agreement

Bnb Booking is a licensed real estate agent that is authorised by the owner to let accommodation to the guest. These terms and conditions apply between the guest and Bnbbooking relating to the occupation of the accommodation by the guest for a short-term stay or holiday purposes. Unless otherwise agreed, your stay will be no longer than 90 days or will be replaced by a lease period.

Deposit and Book Accommodation

To secure the property, a deposit of 50% is due at the time of booking, and the balance is due 60 days prior to your arrival. If your arrival date is within 60 days of the current date, full payment is due. All transactions are in Australian dollars. This may differ depending on your booking channel, and the terms of your booking channel will override this agreement.

Final Payment The full amount is due 60 days prior to check-in. If full payment is not received by BnbBooking at this time, BnbBooking reserves the right to cancel the booking without notice. The guest will forfeit the deposit, which will be non-refundable. The guest will be responsible for payment of the full rental amount whether occupation of the property occurs.

Property Security Damage Deposit / Refundable Charge Hold A charge hold bond between will be $250 – $2,000 is applied to all bookings the amounts depend on the property you booked. For guests aged 25 years or younger, the bond is $2,000 across all properties. If the stay is less than 6 days, a one-time charge hold is taken. For stays longer than 6 days, the bond renews at the end of day 5. The charge hold is automatically refunded 6 days after check-in, provided there are no damages. These bonds are processed one day prior to check-in. Please ensure sufficient funds are available to avoid delays in receiving check-in instructions.

We require payment by credit card in the booking name, with a scanned copy of the driver’s licence or passport uploaded to our booking platform or emailed for identification.

Changes to your Holiday Booking or Corporate Stay You may cancel within 4 hours of booking for a full refund, less any credit card charges (1.8%) which is non-refundable.

We strongly recommend that you take out travel insurance to cover such events. If you cancel your booking outside the grace period outlined in the cancellation policy, no refund will be issued.

Hybrid Policy for Government-Imposed Restrictions (e.g., COVID Lockdowns) We do not offer refunds. Instead, we provide a travel credit for the same number of nights (of equal or lesser value), valid for 12 months from the cancellation date. This can be used across our 50+ properties at www.bnbbooking.com.au.

If your booking was during a peak time and your dates are rebooked, you may use the credit for any dates of similar or lesser value than the rebooked rate. If the dates are not rebooked, a travel credit is issued for the same number of nights during off-peak periods.

You must notify us within 48 hours of restrictions being announced and cancel immediately to maximize the chance of rebooking. A $250 admin fee applies. If you do not cancel your booking, no travel credit will be applied.

Peak dates: School holidays and long weekends Off-peak dates: All other periods If cancelled less than a week before arrival, a credit is only issued for dates rebooked at an off-peak rate.

Booking Amendments Where possible, booking changes are accepted for a $250 admin fee. Any variation that reduces the rental value will be treated as a cancellation.

Cancellation Cancellations made in writing more than 60 days before arrival release the guest from the remaining liability. Where entitled, refunds are provided less credit card fees 1.8%. Booking platform terms may override this clause. Deposits are non-refundable. Non-refundable bookings are not entitled to any refund or travel credit.

Cancellations or Amendments – If Caused by Us The property owner will make every effort to ensure the property is available as booked. However, unforeseen events (e.g., fire, flood, damage) may require alterations or cancellations. If this occurs, we will contact you as soon as practicable. If your booking is cancelled by us, all fees paid to Bnbbooking will be refunded. We are not responsible for third-party costs (e.g., flights, activities).

Cause for eviction and loss of full Bond

No smoking, parties, or events. All properties are subject to strict no-party policies. No additional guests may enter the premises without written approval. Noise must be always kept at respectful levels. No music or outdoor entertaining after 9 pm. Breaching this will result in forfeiture of the bond.

Check-in is after 3 PM; check-out is by 10 AM unless prior arrangement is made.

Eviction and Loss of Bond The property is not to be used for parties, events, commercial shoots, or gatherings without written approval. Breaches will result in immediate eviction, forfeiture of the bond, and a $3,000 penalty.

  1. ACCEPTANCE OF PROPERTY: Inspect on arrival and report damage/issues immediately. Unreported damage is deemed guest responsibility.
  2. REPORTING DAMAGE: Guests must maintain the property in good, clean condition. Damage or unusual conditions must be reported within 1 hour of arrival.
  3. DAMAGE POLICY: Guests are liable for all damage except normal wear and tear. Damage or loss not reported by the departure date may incur full charges. Examples include broken fixtures, extra cleaning, stains, lost items, etc.
  4. SMOKING: Smoking is prohibited. A $1,000 cleaning/deodorising fee applies if violated.
  5. PETS: Pre-approval is required some properties. Some properties are not allowed to take pets due to body corporate or another reasons. Pet fee: $37 per pet per night. Max 2 pets. No shedding pets or nuisance animals that bark excessively are accepted. Unauthorised pets result in eviction. Excess cleaning course by your pet will be deducted from the bond.
  6. MAXIMUM OCCUPANCY: No more than the approved number of guests on your booking may occupy the property. Unauthorised occupants result in a $500/night fine for the length of the stay and possible eviction. Infants and children count toward total occupancy.
  7. SECURITY/DAMAGE DEPOSIT: Deductions from your charge hold bond will be supported with evidence. Breaches of rules will also result in deductions or loss of full bond.
  8. CHECK-IN: From 3 pm unless approved in writing.
  9. CHECK-OUT: By 10 am unless a late check-out is agreed. Overstaying more than 2 hours may result in lockout, removal of belongings, and charges at the nightly rate.
  10. GUEST CHECK-OUT RESPONSIBILITIES: Dispose of rubbish correctly, put all dishes in the dishwasher and turn on, lock doors, turn off lights/AC, return keys/remotes. Non-compliance incurs a $150 fee per set of keys.
  11. NEIGHBOUR COMPLAINTS/SECURITY: Any complaints or police/security attendance will result in forfeiting the bond and $3,000 fine. Second incidents = immediate eviction. Security callout: $500 per visit.
  12. ILLEGAL SUBSTANCES: Any use is grounds for immediate eviction and full bond loss. You are liable for all resulting costs.
  13. ENTRY: Host/Agent may enter with 24 hrs notice or anytime in emergencies or for urgent repairs.
  14. MOVING FURNITURE: Must be returned to original positions.
  15. LOST ITEMS: Not responsible for lost/stolen items. If return requested, postage costs will be billed to your card.
  16. LIABILITY: Guests indemnify Bnbbooking against any loss, injury, or damage resulting from their stay.
  17. SUBLETTING: Not permitted. Only registered guests may occupy the property.
  18. LOCKS/CAMERAS/WIFI/NOISE DEVICES: No tampering allowed. External security cameras only.
  19. FILMING: Not allowed without written approval.
  20. HOLD HARMLESS: Guests assume full responsibility for conduct of all occupants.
  21. MINIMUM AGE: All bookings must be made by guests 25+ years old. Proof of ID may be required.
  22. EXCEPTIONS: Must be in writing.
  23. BOOKING POLICY: Once confirmed, nightly rates are fixed. No refunds or surcharges for changes in market pricing. No refund given for reduction and guest numbers.
  24. AMENITIES: May vary slightly from photos due to maintenance or replacement.
  25. FLOOR PLAN: Informational only. Locked areas (e.g., owner’s closets) are not for guest use. Tampering results in full bond loss.
  26. NO REFUND POLICY: Maintenance issues (e.g., internet, pool or spa heater) will be addressed as soon as possible, but no refund will be issued if the property is otherwise habitable.
  27. SECURE THE PROPERTY: Guests are responsible for property security during the stay.
  28. OUTDOOR AREAS: Pool/spa use between 7 am – 9 pm only. No noise outside these hours.
  29. DISPUTE RESOLUTION: Owner/Bnb Booking reserves the right to claim admin/legal fees in any dispute.
  30. ENTIRE AGREEMENT: This document constitutes the entire agreement.
  31. NO PARTY or EVENT POLICY: Strict no party/no loud noise policy from 9 pm – 7 am. Violations incur loss of your bond and aadditional $3,000 fine and eviction.

I HAVE READ AND UNDERSTAND THE ABOVE RULES AND REGULATIONS FOR THIS PROPERTY. I CERTIFY THAT I AM AT LEAST 25 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE
