A security deposit is recommended to cover any damage caused by guests to your property. We at bnb booking will manage this process with Air bnb and other booking platforms. We recommend a security deposit of $500 for a 1 &2 bedroom property, and $1000 for a 3+ bedroom property.
If you have additional sleeping surfaces such as a sofa bed you have the option to host additional guests. Generally,guest shave a better experience when they have access to a proper sleeping surface. On average we charge $30 per additional guest.
The instant book function allows guests to book your property without any prior communication, on the provison they have positive host reviews, Airbnb verification, government ID, phone number, and a profile picture. The instant book function is crucial for enhancing the listings search ability.(This will be seen by more potential guests and provides a seamless booking experience for guests).
When allowing guests with children it’s important to consider whether or not your property is suitable and safe. If your property is not infant, or child friendly we will ensure this is communicated whilst setting up your listing.
We recommend that you take out Travel Insurance in the unlikely event of cancelling your booking. If you do wish to cancel your booking, in a time frame less than 60 days prior to your check in date, no refund or credit will be given. In extenuating circumstances, or if cancelations made after the 60 day-checkin timeframe, Travel credits will be considered which are redeemable within a 12 month period with a transfer of booking fee of $200.00.

We charge 20%(inc GST) of the nightly rate after airbns’s fee, linen costs and cleaning fees(which guests pay). The total Airbnb payout is paid to bnb booking and then we pay you your share via direct deposit on a monthly basis. Payment of any other services will be requested via or direct money transfer.
Most of our properties are located in tourist areas, CBD’s and popular wedding locations. Ideally, they need to be fully furnished and self-contained.
Yes. There is no minimum time commitment
Yes. You can block out any dates you choose, as long as there are no bookings already confirmed. bnb bookings will need 3 days notice if you are wishing to stay during that time. This will ensure the property is ready and available for you stay. During and after your stay, you will be responsible for cleaning and any other costs pertaining your stay.
The extras like soap, shampoo and conditioner, washing powder, dish washing liquid and tablets, garbage bags, tea, coffee, sugar, milk, toilet paper etc. will be at the cost of the property owner. Bnb booking can organise these items for you at a cost.
Linen will be provided by the property owner. Three sets per bed and two sets of towels per person, plus 2 mattress and pillow protectors per bed are to be available at the property.
Yes, if your property is not already on Airbnb we’re able to set all that for you.
The Airbnb host guarantee protects host up to $1,000,000. Please note Airbnb explains on its website that “certain types of property, such as jewelry, collect ables and artwork have more limited protections. Hosts may want to secure or remove such valuables when renting their place, and you may want to consider independent insurance to cover such items. We do recommend you have homeowners and landlord insurance regardless of the coverage that Airbnb offers
If we are managing the Airbnb bookings for you then all our communication will be done via Airbnb as a co-host with a profile
We can complete guest reviews for you. If you prefer to do it yourself, that’s fine too. If, on the rare occasion, there’s a need to respond to a specific guest review, we will be in touch and we can discuss how you’d like to respond.
