6 Tips For Finding A Great Property Manager For Your Airbnb

How is your Airbnb business going? Are you getting the expected number of bookings? Do you have great reviews? Are your guests happy?

Managing a holiday rental property might seem simple but there is a lot of work involved. Only people who have done everything on their own understand how much time, energy and money it takes to maintain the property, manage guests, manage marketing, stockpile everything and many other aspects of running a holiday rental business.

This is why most smart holiday rentals choose to use a property manager to take care of various operational tasks. With that said, not every Airbnb property manager is right for you. In today’s blog post, we will share 6 tips for finding a great property manager for your Airbnb.

1). Number of managed properties

The number of properties they are managing tells you a lot about their experience, their business and how much time they can allot to your property. If they are only managing a handful of properties, this could mean that either they are not good at marketing their own services or their clients are not happy with them.

On the other hand, if they are managing too many properties, this could mean that they have taken on too many projects and they would struggle to manage every single property in their portfolio. Ideally, you should look for a manager with around 8 to 10 properties which means they will have the bandwidth to devote enough time and energy to your property in addition to the listings they are already managing.

2). Check the current listings

Take a close look at their current listings. Check out the photos and videos, description of the property and other things. Find out if they mention something totally unique about their listings and whether their listings have attractive descriptions. Check the number of reviews on the property and whether reviews are positive or negative.

3). References

If you have shortlisted a few companies, get in touch with them to ask for references. Don’t rely solely on the testimonials on their website. Ask them to provide the details of their current clients and if possible, speak to them personally.

4). Services provided by them

Most property management companies offer a whole range of packages. Each package covers some services. Their biggest package typically includes all services including guest management, marketing, managing day-to-day operations and every other aspect of the business. In many cases, they also offer packages for just a few services.

5). Check their communication skills

If you want to further check how they interact with potential guests, get in touch with them for one of the listings they are already managing. This will tell you how they respond to potential guests, and whether they have enough details about their current listings. It will also help you understand whether they are willing to answer queries made by potential guests and other such things.

6). Fees

Before you ask them about fees, ask your neighbours or other holiday rental property owners about the fees they are paying to their property managers. Make sure they are transparent about the fees they will charge for the services they are going to provide. Ask them for a sample contract detailing everything.

Final Thoughts

Overall, hiring the services of a property management expert for managing your holiday rental property will allow you to focus on expanding your business or spending your time on things that are more important to you. Having said that, not all property managers are perfect. This is why you should do your own research and check the reviews, ratings, listings they are already managing, communication skills and various other things to make the right choice.
