## Additional Rules

Welcome to **West End Luxe Home | Pool & BBQ**. Please review these important house rules. By booking and staying at the property, you agree to these terms.

### ✦ Important Information

>> By attending the property, you agree to the Short-Term Rental Agreement sent for signing at booking.

>> Guests must provide ID (front and back) and a selfie for security and insurance purposes.

>> Bookings made within 3 days of arrival require a selfie holding the credit card used for the booking to verify the reservation and prevent fraud.

>> A security bond is required and authorised separately.

>> Strictly no loud noise, parties or events. Quiet hours are from **9:00 pm**. Breaches may result in eviction.

>> No Schoolies or Toolies.

### ✦ Guest Capacity

>> Maximum **8 adults**. Larger families/groups may be approved on request.

>> More than 8 adults without prior approval may result in cancellation without refund. If we receive no response to our requests within 30 days of check-in, the booking may be cancelled without refund.

### ✦ Guest Rules

>> Special requests, including extra bedding, must be made at least **48 hours before arrival**.

>> Last-minute requests incur a **$100 setup fee** and require at least 2 hours’ notice.

>> **Same-day bookings:** Must be made before 6:00 pm. Bookings made after 6:00 pm must be cancelled within 1 hour for a refund; otherwise the first night is charged and access will not be provided.

>> Bins must be placed out on the correct collection night. Yellow recycling bins are collected fortnightly.

>> **No smoking.** Cigarette butts found at the property may result in bond forfeiture.

>> Neighbour complaints may result in immediate removal or cancellation.

>> Guests are responsible for accidental or deliberate damage and associated repair/replacement costs.

>> Leave the property clean and return furniture to its original position. Additional fees may apply if not.

### ✦ Guest Infringements & Penalties

>> Guests are responsible for all costs resulting from breaches or damage. Security may inspect the property where concerns arise.

>> **Unauthorised guests:** Bond forfeited + immediate eviction.

>> **Parties/functions/gatherings:** Bond forfeited + **$3,000 fine** + booking terminated without refund.

>> **Smoking:** **$1,000 smoke-damage cleaning fee.**

>> **Security call-outs:**
1st call-out: **$250**
2nd call-out: **$500 + immediate eviction**

>> **Neighbour complaints/police involvement:** Bond forfeited + **$3,000 fine**.

### ✦ Security Bond

>> Refundable bond: **$2,000 for 4+ bedroom homes.**

>> Group/special-occasion stays, including boys’/girls’ weekends or similar gatherings, may require a bond of up to **$5,000**. Approval is required before booking.

### ✦ Pets – Where Applicable

>> Pets are welcome only at pet-approved properties and require prior approval.

>> Fee: **$37 per pet, per night — maximum 2 pets.**

>> Provide the pet’s type, breed, age and size before approval.

>> Pets are strictly prohibited on beds or furniture.

>> Pets must not cause damage, danger, excessive barking, shedding, nuisance, noise, health hazards or soil inside the property.

>> Pets must not be left unattended.

>> Guests are responsible for all pet-related damage, cleaning, mess or injury to another person.

>> Arriving with an unauthorised pet may result in removal from the property without refund or reimbursement.

>> All dog waste must be removed from the backyard before departure. Failure to do so incurs a **$200 cleaning fee**.

### ✦ Booking & Stay Rules

>> **Check-in:** From 3:00 pm.

>> **Check-out:** By 10:00 am unless otherwise agreed in writing.

>> Unapproved late check-out: **$100 per hour** for cleaner waiting fees.

>> Early check-in may be requested within 24 hours of arrival, subject to availability and possible fees.

>> Late check-out must be requested at least 24 hours before departure, subject to availability and possible fees.

>> Respect neighbours when entering, leaving and staying at the property.

>> Only registered guests are permitted unless prior written approval is provided.

>> Unauthorised guests may result in immediate eviction and cancellation without refund.
